Sve vile imaju podrum koji može biti u funkciji konobe i vinoteke. Svaka vila ima bazen i garažu, kao i jedno parkirno mjesto ispred garaže. Stambeni dio sastoji se od prostranog dnevnog boravka sa blagovaonicom i kuhinjom, sa jednom spava?om sobom i kupaonicom u prizemlju, dok su tri spava?e sobe sa kupaonicama i garderobama smješteni na katu. Sve spava?e sobe na katu imaju izlaz na prostrane i osun?ane terase odakle se proteže veli?anstven pogled na more i oto?je Brijuni. Arhitektonski koncept i organizacija prostora u vilama B,C i D neznatno se razlikuje. Me?ukatna konstrukcija je armirano betonska plo?a, dok je krovna konstrukcija od FERT-polumontažnog stropa. Sve konstrukcije termi?ki su i zvu?no izolirane sukladno propisima i visokim standardima. Pro?elja ?e se izvesti od više završnih obrada : kameni suhoziod kao obloga sjevernog pro?elja, drvena oplata od dasaka visokokvalitetnog ariša zašti?ena impregnacijom. Ostali dio pro?elja izvest ?e se termi?kom žbukom sa završnom obradom primjerenoj mediteranskoj arhitekturi. Kose krovne ravnine pokrit ?e se kupama – kanalicama visoke kvalitete, dok ?e se ravni krov obložiti aluminijskim limom. OPREMA : Podovi u sobama, dnevnim boravcima i blagovaonicama su drveni od visokokvalitetnog troslojnog egzoti?nog parketa renomiranog proizvo?a?a. Podovi u pred prostorima i mokrim ?vorovima su od visokokvalitetne talijanske keramike. Kupaonice su opremljene opremom renomiranih proizvo?a?a : prostrane hidromasažne kade, turske saune na paru i hidromasažni tuševi. Grijanje – centralno na plin, sistem radijatora, hla?enje - split sistemom. Terase ?e se oplo?iti kerami?kim i kamenim plo?ama, dok ?e se terase neposredno uz bazene obložiti podom od egzoti?nog drveta renomiranog proizvo?a?a. Vanjska stolarija i klizne stijene izvest ?e se od aluminijskih termi?kih profila visoke kvalitete ostakljena troslojnim termoizolacijskim staklom. Zaštita svih otvora na pro?eljima izvest ?e se od aluminijskih roleta, sa elektri?nim daljinskim upravljanjem. Bazenska oprema i strojarnice bazena izvest ?e se od najkvalitetnijih materijala : bazeni ?e se izvesti od armiranobetonske konstrukcije, obloženi visokokvalitetnim kerami?kim mozaikom. Rasvjeta interijera i eksterijera izvest ?e se na suvremen na?in rasvjetnim tijelima renomiranog talijanskog proizvo?a?a. Hortikulturna rješenja zelenih površina izvest ?e se autohtonim mediteranskim biljkama, ve? formiranih volumena uzrasta. Ograde : kameni suhozidi visine do 1,20 m.
